Pasadena California Condos

 

There is a new development of condos in Pasadena located in the southeast quarter of the city.  It is called the Mentor Terrace development.  The location is 120 & 130 S Mentor Ave, which is just one street to the east and runs parallel to Lake Avenue.  This is a one way street that intersects Colorado, Green, Cordova & Del Mar. 

This development of condominiums is actually a condo conversion.  The building was previously an apartment complex that we rehabed and turned into a condominium complex. 

On the plus side, these units offer a very clean and tasteful home for someone looking to get a new condo at almost the same price of an older condo.  The HOA fees are low, there is little to maintain, and most units have a private balcony for barbequing, planting, etc.  The location has value on its own.  Currently there are several units for sale in this complex, but they are selling fast.

Extra costs to consider:  When buying one of these units, you will likely be paying a supplemental property tax since this is a new condo conversion development.  An estimate can be made using the tax assessor's calculator.  Although this can be an additional cost, it is worth the money to get into a brand new condo at an affordable price. 

Parking consists of subterranean parking with two spots for each unit.
